Property Tax Rates are WORSE than the Cost of Property in the sense that: Property Cost is also Equity. Real Estate may cost more in Cali, but that also means more Equity is being built. Property Taxes are... in the toilet. Just flush it right down. Higher Property Taxes in Texas means their Income Tax advantage is reduced. The only issues with higher property values are: (A) Affordability. Must be able to afford those monthly payments! (If not, you might be shut out of owning a home). And (B) related: a loss of job, or a real estate crash means either the property is under water or you can no longer afford the mortgage payment. Both are losing issues.

Bottlenecked logistics are also part of the supply problem. This is true in housing, as well as consumer goods. Demand > supply = inflation. It's as simple as that. I don't know if Putin was so much a communist... I think his main lament over losing the USSR is not so much the loss of a communist nation but, rather, the lament of losing International power, prestige, and influence. He's not running a Communist nation right now. He's running a fascist dictatorship (disguised as a "democracy") in which all power goes to him. Such as attacking Ukraine, stealing Crimea from Ukraine, destabilizing the competition (western democracies, NATO, Ukraine, the United States) including and up to the destruction of western democratic institutions. Romad is correct, the only counter-balance to that is collective security, the Rule of Law, and, even though we don't really "have a dog in that fight", there is value to pulling Ukraine into the Western Democratic orbit. I'm pretty certain Biden threatened yanking Russia out of the SWIFT banking system. That's a good start.

G2 spoke to an issue a while back that is much, much more accurate... It's not so much an issue of making some unimaginable point...
